A Team Approach: For the last 25+ years we have developed strong and trusted working relationships with architects, engineers, general contractors, sub-contractors and specialty sub-consultants. We strive to be a trusted partner with all project team participants. With this approach, we’ve developed many solid working relationships that benefit project owners throughout the design and construction process.

When a need for specific expertise arises or an unforeseen situation occurs, we not only know the right firms to call, we know their work history and often have the owner’s cell phone number in our contacts. We count on these trusted working relationships, and the new ones we continue to build on with every project to ensure team success. It takes a well-managed, well-organized team with strong communication skills to complete any major project on time and on budget. We know how to lead teams – it’s what we do!

MANAGEMENT STYLE

Managing Communications & Expectations Throughout the Design Process: As the Owner’s Representative, we see ourselves as your in-house Project Manager.

A good Project Manager is accountable, listens well, pays attention to the details, and follows through with the responsible party. Through detailed meeting notes, updated budgets, and schedules that continue to develop and evolve, Alliance will help manage communications during the design process and exceed your expectations.

QUALITY CONTROL

Controlling Budget, Schedule & Quality Control: Alliance brings expertise in controlling the master budget and schedule and ensuring that a quality design and quality construction product is delivered.

Budgetary success depends on making good decisions and communicating clearly at every step of the project. The clearer the scope of work and the better the bid documents, the better the pricing will look. Schedule success and quality control can largely be ensured by hiring the right people for the project, and then providing all the necessary information to do their work well.

As the Owner’s Agent, it is our role to ensure the right information and expectations are communicated to the entire team. We address any problems that arise if the design team or contractor are not meeting their contractual obligations. Weekly jobsite visits and attending the general contractor and subcontractor coordination meetings are critical to quality control.

Managing three projects with tight timelines while students were underfoot took considerable skill. The team at Alliance brought expertise, strong communication, and flexibility to our project.
